<p>Spring is the optimum time to sell a home!</p>
<p>Inventory almost always rises in the spring regardless of whether it’s a buyer’s market or a seller’s market.</p>
<blockquote><div class="inner1">In any given year, the largest number of buyers are actively searching for a new home during the months of April, May and June.</div>
</blockquote>
<p><strong><em>Keeping that in mind, here are 8 things you can do to improve the odds that your home will stand out among the sea of new listings flooding the spring-time real estate market:</em></strong></p>
<p><strong>1. Wash windows inside and out and polish mirrors.</strong><img class="size-full wp-image-1116 alignright" title="SEP020660" src="http://kenmure.com/wp-content/uploads/2013/04/Vintage-advertisement2.jpg" alt="" width="397" height="363" /><br />
Sparkle is free, and sparkle sells homes. A potential buyer may not realize why your home seems so inviting but will feel drawn to it if the windows are spotless and your mirrors reflect sunlight. Cleaning is the first step to preparing your home for sale.</p>
<p><strong>2. Rake the yard and trim bushes.</strong><br />
Clean out dead leaves and debris in your lawn. Don&#8217;t let overgrown vegetation block the windows or path to the entrance. Cutting bushes and tree limbs will let the sun inside and showcase the exterior of your home.<br />
<em>Tip: Mow diagonally and edge lawn along driveway and sidewalks &#8211; Artfully manicured lawns are edged and tell buyers you pay attention to small details. Diagonally mowed lawns make your yard appear larger.</em><br />
<strong><br />
3. Transplant tulips and daffodils or buy flowers in containers.</strong><br />
Yellow flowers stimulate buying urges. After a long winter, everybody is anxious to see the first signs of spring. Yellow tulips and daffodils induce feelings of happiness and contentment. Arrange containers in groups of three or five near the entrance.</p>
<p><strong>4. Clean drapes, curtains &amp; blinds.</strong><br />
Send your window coverings to the dry cleaners or wash, dry and press. Toss blinds into a soapy bathtub for a quick wash. Get rid of all accumulated dust and spider webs. Crisp linens and a spring-time breeze through the windows invites the season inside.</p>
<p><strong>5. Polish floors to a high gloss.</strong><br />
Your hardwood floors should be refinished, if necessary. Make your ceramic and linoleum floors twinkle and shine. Bleach dull grout. Thoroughly clean all area rugs.</p>
<p><strong>6. Utilize towels, throws, pillows in light colors.</strong><br />
Even if it means replacing items, towels, linens, throws and sofa pillows are inexpensive accents you can buy. Soft spring colors light up a room. Layer towels on bathroom towel racks and place rolled wash cloths on the counters in a fashionable pyramid.</p>
<p><strong>7. Offer an outside mat for cleaning shoes &amp; put umbrella stand at entrance.</strong><br />
No matter where you live, spring weather is often unpredictable. In some states, it can be 72 degrees one day and snowing the next. If it&#8217;s raining, give buyers a place to stash umbrellas and wipe their feet before entering your home.</p>
<p><strong>8. Fill sink with ice to chill bottled water for guests.</strong><br />
Put a couple dozen bottles of water in a sink of ice for buyers.<br />
<em>Tip: You can also tape labels to the bottles, printed from your computer, with your phone number, a photograph and address of your home.</em></p>

<p><img class="size-full wp-image-1100 alignleft" title="sales" src="http://kenmure.com/wp-content/uploads/2013/03/sales.jpg" alt="" width="275" height="183" />1. It’s no longer 2005. That, in a nutshell, says it all. While the market is definitely coming back to life, the price you yield today is conditional on today’s market and, of course, what a person is willing to pay. Despite the upswing we’ve all been enjoying in the current real estate market, most homes in this market (luxury home market) have seen a 15 &#8211; 20 % reduction from 2005 prices.<br />
Our advice? The past is the past. But that’s not necessarily a bad thing…see item 2.</p>
<p>2. <strong>Sellers should always remember that the market you sell out of is the same market you buy into. </strong>Whatever losses you experience when selling will very likely be regained (or at least softened) on the buy. Prices are favorable and in most places and price points it is largely a buyer’s market with attractive buys to be found by a discerning buyer!</p>
<p>3. <strong>A more active market in the first three months of 2013 has created a flurry of activity with new listings.</strong> This is fortuitous for buyers! Many desirable properties are entering the market, for the first time and as a result, the competition for showings and interest for sellers has increased considerably in recent months.</p>
<p>4. <strong>Peace of mind counts.</strong> Accepting that the market is improving and seeing properties selling is encouraging to those interested in listing their homes. Simply put, with the recent improvement in the market, sellers can rest a little easier knowing their home will receive interest and offers in this 2013 real estate market</p>
<p>5. <strong>Opportunity to move on to the next thing whatever it may be</strong>. If your home has lagged on the market, exclusive of other extraordinary factors, it is probably priced too high. In our collective experience, here at Kenmure, sellers have mobility and the financial capacity to weather a property disposition that may not be the optimum. But the disposition should allow for new opportunities and a new beginning…whatever it may be. We all can be overly focused on the dollars and cents of a real estate transaction and while it is of utmost importance a sale is a means to meeting the needs and desires of the people involved in both selling and purchasing a property.</p>

<p><em>Straight answers to your questions from the Golf Grounds Guru&#8230;aka Josh Laughridge ~ Golf Course Maintenance Superintendent</em></p>
<blockquote><p>I was recently asked about divots in the fairways and how to handle them properly.</p>
<p>Just so you know, the answer to this question depends mostly on the size of the divot that you take. Here are three scenarios&#8230;</p></blockquote>

<p>1. If the soil is wet it is very easy to take a rather large divot from the fairway. When you are in this situation just go grab the divot and place it back into the hole it came from. It&#8217;s super easy and takes just a minute or two. Large divots like this will heal very quickly and do not require any divot mix. Very thin divots with little soil attached will benefit from having divot mix used to level and topdress them.</p>
<p>2. An alternate scenario would be when you barely scuff the top of the ground and take a divot that separates into multiple pieces. If these pieces have any soil attached then please do your best to gather them up and place them back. Use divot mix to fill in the gaps that are left. Using the divot mix to topdress around divots is always helpful as it prevents the divot from drying out around the edges.</p>
<p>3. The final type of divot would be when there is no actual soil or grass left over to replace. Just fill in this hole with divot mix and make sure it is level with rest of the grass. Divot mix piles that are not smoothed out will quickly dull the cutting units on the fairway mowers.</p>
<p>Paying attention to divots and using the above instructions will contribute to keeping the fairways enjoyable for all golfers!</p>

<h2 >The Golden 7% Real Estate Nugget – Is Your Home Priced Right?</h2>
<p>Wondering if your home is priced right? The Kenmure Real Estate professionals say, &#8220;look for that 7% nugget &#8211; it&#8217;s golden!&#8221;</p>
<p>Here&#8217;s how it goes&#8230;</p>
<p>There&#8217;s a theory that homes that are priced close enough to the final transactional price tend to elicit earnest interest and demand for showings. Our collective observation is that <strong>well–priced homes tend to sell for an amount discounted no more than 7% from their initial listing price. </strong>In fact, most of these homes will sell within the first six months the property is listed (this is the time–frame most homes should sell in a healthy and normal market) and will not have to “chase the market down” through a series of pricing adjustments.</p>
<p>Since we are the &#8220;team&#8221; at Kenmure we don&#8217;t mind sharing that the average home price in Kenmure is $402,094 and we&#8217;ve had over 32 closings to date in our community.</p>
<p>If you are pricing your home, it&#8217;s important to remember while the housing market is gaining momentum, it IS still a buyer&#8217;s market. According to the S&amp;P/Case-Shiller index, in November 2012, we saw the biggest gains in over two years.</p>

<p>If you earnestly seek to sell your home, you must first determine what price you are prepared to sell your property for in the absence of better offers and ultimately if you have the time and energy required to wait out the market for a stronger demand and higher prices.</p>
<p>For many of our sellers, time is more valuable than money and often the last $10,000 &#8211; $15,000 of negotiated price concession will have little impact on their financial or emotional well–being. Something to consider if you happen to be thinking about selling your Kenmure home.</p>
<p>No matter where you live, if you are selling your home, look for that 7% Golden Nugget! It will give you wiggle room and give you the peace of mind knowing your home is priced to sell.</p>
